Transwestern Realty Finance Partners Closes $4,400,000 B-Note Loan in New York, New York

Chicago, IL (May 4, 2010) --- Transwestern Realty Finance Partners, L.L.C. today announced the closing on a $4,400,000 B-Note loan that it purchased from Natixis Real Estate Capital.  The loan is collateralized by 4 New York Plaza, a Class B office building comprising 1,052,025 rentable square feet, located in Manhattan's Financial District, at the northeast corner of Water Street and Broad Street.  This debt investment was made on behalf of Transwestern Mezzanine Realty Partners III, L.L.C. (“Mezz Fund III”), a fully-discretionary investment fund with over $400 million in capital. 

Michael Girimonti, Senior Vice President of Transwestern Realty Finance Partner’s New York office, who arranged the transaction, stated, “The strength and credit of the major tenant, JPMorgan which occupies 75% of the property on a long-term lease, provides durable in-place cash flow, which, along with the potential upside of additional leasing, make this an attractive risk adjusted investment.”  Transwestern Realty Finance Partner’s Managing Principal Thomas McCahill added, “This subordinate loan has an attractive basis, substantial debt service coverage and a significant equity investment by the sponsor, all characteristics that we look to provide in the investments of this fund.
